Bengaluru set to get a new lifesciences cluster

The Bengaluru District in Attibele, on the outskirts of Bengaluru, is a self-sustained cluster for life sciences research and manufacturing, covering 52 acres with lab spaces and factories catering to various sectors. The project aims to create jobs, attract investment, and foster innovation by promoting collaboration between industry, academia, and government. The BLR District is set to become an ideal destination for top talent in the industry.

Bengaluru is witnessing a surge in its real estate market, thanks to the city’s rapid growth and development. The latest addition to the city’s infrastructure is the Bengaluru Lifesciences Research (BLR) District, situated in Attibele on the city outskirts. Spanning over 52 acres with a total development of 2.5 million square feet, the BLR District is a self-sustained cluster offering R&D and manufacturing infrastructure.

The project comprises lab space modules and built-to-suit flexi factories catering to various sectors like biopharma, medtech, agriscience, nutraceutical, and allied sectors. The first phase of 200,000sqft is already ready, providing multi-tenanted wet laboratories, incubation facilities, and associated office spaces. The district is expected to attract investment upwards of Rs 2,500 crore and create 15,000 skilled and semi-skilled jobs, as per Karnataka IT Minister CN Ashwath Narayan.

Moreover, Bengaluru’s real estate market is divided into three concentric rings, with the innermost ring housing the Central Business District (CBD) and formed by the Outer Ring Road (ORR). The second ring is formed by the Peripheral Ring Road (PRR), while the third and outermost ring is formed by the Satellite Ring Road (STRR). This ensures that there are plots of land available at the right price across the city.

Shanders projects, for instance, are offering secure and customizable plots of land with all the necessary government and statutory approvals. Moreover, the Real Estate Division of Shanders is dedicated to solving the housing needs of the urban middle class by offering the unique opportunity to buy a plot and villa at the price of a 3BHK apartment. Investors can reserve their villa today and customize their dream home from 800sqft to 3600sqft built-up area.

The BLR District will significantly accelerate Bengaluru’s growth by creating new job opportunities and attracting investments. The district is poised to become an ideal destination for the best talent in the industry to ideate, collaborate and bring new products to the market. With all these improvements to the city, Bengaluru is a prime location for investors in plots and real estate.
